Room close to Egas Moniz and FCT

I would like to indicate the conditions for accessing the room (exclusively for STUDENTS):

- Monthly rent: €450, including utilities (water, electricity, gas, and internet) and cleaning of common areas every 15 days.
- Spacious room (sofa and king size bed) located on Rua do Facho, a 3-minute walk from Egas Moniz University and 20 minutes from FCT. The metro is just 1 minute away.
- The apartment is shared with one male and one female university student, with one shared bathroom and kitchen.
- Rent must be paid by the 3rd day of each month.
- Upon moving in, 2 months’ rent must be paid (one month as a deposit, and the other as the first month’s rent).
- When moving out, owner must be advised 30 days before.
- The deposit will be refunded if everything is in good condition and the room is vacated at the end of August each year.
- The room is for one student only.
- Pets are not allowed.
- The household environment must remain quiet and calm.
- Care must be taken with the kitchen drain, toilet, and bathtub to prevent blockages. If blockages occur due to misuse, the residents will be responsible for the repair costs.
